Residential Management Selection Criteria
Please read and understand before completing an application. All residents 18 or older must submit a fully completed, dated, and signed residency application. Applicant must provide proof of identity (driver’s license, passport, or government-issued ID and Social security Card). A Nonrefundable $65.00 fee for a credit and background check will be required for each adult applicant.
Applicants must have a combined gross verifiable income of at least three times the monthly rent or the money to pay to cover the entire lease amount. A minimum of two years of residential rental history is required. Two months of the most recent bank statements and pay stubs are required. All sources of other income must be verifiable if needed to qualify for a rental unit. We reserve the right to require a cosigner
Civil Court Records must not contain eviction filings in the past five years and cannot contain more than one filing in the previous ten years. Credit history must not contain certain judgments, collections, or liens within the last two years. Bankruptcies (other than Chapter 13) must be discharged. Unpaid child support is not allowed.
Criminal records must contain no convictions for crimes involving violence, assault or battery, drugs, firearms, or felonies within the past five years and no sexual offenses or domestic violence history ever. In the event a record comes back “adjudication withheld,” “nolle prosse,” or “adjudication deferred,” further documentation may be required, and the applicants may be denied on this basis. All properties are rented “AS IS”. We do require that at least one applicant has seen the property in person, or an “AS IS” addendum will be required.
All properties are non-smoking of any substance.
The number of occupants is limited to 2 persons per bedroom unless noted on listing and required by the owner.
We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property’s pet and animal policies, even if you do not have a pet or animal. Upon notification of the applicant’s approval, we require that the holding fee of $600 be applied to the administrative fee and the security deposit be paid within 48 hours. Immediately after that, upon reason, the lease documents are executed even if before the move-in date. This secures the property for the applicant. No property will be held off the market for more than 14 days after notice of approval, or we reserve the right to rent it to a different applicant.
Any exceptions to the above standard criteria would require owners’ approval after the application is submitted.
